Frequently Asked Questions for Tenants
What is the duration of the lease agreement?
Most Found Spaces leases run for one year. Shorter or longer terms may be available depending on the property and owner preferences. Your lease terms, renewal conditions, and notice periods are outlined in your lease agreement.
How do I report a maintenance issue?
Log in to your tenant portal to submit a non-emergency maintenance request. Found Spaces addresses non-emergency requests during standard business hours. For emergencies like flooding, no heat, or gas leaks, call our 24/7 emergency line directly. Do not submit emergencies through the portal.
Can I have pets in my rental unit?
Pets are allowed in select properties managed by Found Spaces. There may be restrictions on the type and number of pets, and additional deposits or fees might apply as outlined in your specific lease agreement.
How and when is rent collected?
Rent is due on the first of each month. Pay through your online tenant portal using direct bank transfer or credit card. Grace periods and late fees are specified in your lease agreement. If you anticipate difficulty paying on time, contact our office before the due date.
Am I allowed to decorate or modify my rental unit?
Minor cosmetic changes like hanging pictures are generally fine. Anything beyond that, including painting, requires written approval from Found Spaces before you start. You are responsible for restoring the unit to its original condition at the end of your lease unless otherwise agreed in writing.
Is renters insurance mandatory?
Yes. Found Spaces requires all tenants to carry renters insurance for the full duration of their lease. Your policy must cover personal belongings and liability. Provide proof of insurance at lease signing.
What are the conditions for getting my security deposit back?
In Ontario, landlords cannot collect a security deposit. Tenants pay a rent deposit equal to one month’s rent, which is applied to the last month of the tenancy. This deposit cannot be used for damages or other deductions. Any damage claims are handled separately under the Residential Tenancies Act.
Can I sublet my apartment?
Subletting requires written approval from Found Spaces. Submit your request in writing with details about the proposed subtenant. Approval depends on the subtenant meeting our qualification criteria and the terms of your original lease.
What should I do if I encounter an emergency within my unit?
Call the Found Spaces 24/7 emergency line immediately. Emergencies include flooding, gas leaks, no heat in winter, electrical hazards, and fire. Do not use the online portal for emergencies. How are lease renewals handled?
In Ontario, leases do not renew. When your fixed-term lease ends, it automatically converts to a month-to-month tenancy under the Residential Tenancies Act. Your lease terms stay the same. Landlords may issue a rent increase with 90 days written notice, once per 12-month period, following the provincial guideline amount.
