How much does single-family property management cost?+

Most single-family rentals fall within a standard percentage of monthly rent for full-service management, plus a one-time leasing fee when we place a tenant. Will you manage just one property?+

Yes. Most of our owners start with one rental. Some grow to four or five with us over a few years. We don't have a minimum door count.

What types of single-family properties do you manage?+

Detached houses, semis, townhouses (freehold and condo), condo apartments, and duplexes rented as a single unit. We also handle executive and luxury rentals where the tenant pool is smaller and pricing matters more.

How do you screen tenants for a single-family home?+

Every applicant goes through credit, income, employment, and rental history checks. We call previous landlords directly. We verify employment with the employer, not just a pay stub. The same scoring rubric is used on every file so decisions are consistent. See our full screening process.

What if my house already has tenants?+

We take over occupied properties regularly. We review the existing lease, introduce ourselves to the tenants, transfer the last month's deposit, and set up rent collection from the next rent cycle. No disruption to your tenants and no gap in service for you.

I live out of town. Can you still manage my property?+

Yes. A large portion of our clients are out-of-town landlords who own in Hamilton, Burlington, or Kitchener but live elsewhere in Canada or abroad. We handle inspections, tenant communication, maintenance, and reporting. You get full visibility through the owner portal.

What if I want to sell the property later?+

We coordinate with your real estate agent, give the tenant proper notice under the Residential Tenancies Act, and manage showings. If you want to sell to another investor and keep the tenant in place, we can introduce you to investors in our network.

Do you handle the LTB if a tenant stops paying?+

Yes. We file the N4 the day the grace period ends, file at the LTB if needed, and represent the file through to resolution. You get weekly updates and a full paper trail.
