Rentals by Area

Hamilton is Found Spaces’ home base and our largest service area. As the sixth-largest city in Canada with a population over 800,000, Hamilton offers a wide range of rental options from downtown lofts and heritage walk-ups to family-sized homes on the Mountain. Popular neighbourhoods for renters include Westdale, which is walking distance to McMaster University and ideal for students; Corktown and Durand, known for tree-lined streets, cafés, and character homes; the James Street North corridor, which attracts young professionals with its galleries and independent shops; and Hamilton Mountain, where families find more space at lower price points. Hamilton is connected to Toronto via GO Transit, making it a strong option for commuters. One-bedroom apartments in Hamilton typically range from $1,600 to $1,900 per month, with two-bedroom units averaging $1,800 to $2,200 depending on neighbourhood and amenities.

Burlington sits between Hamilton and Oakville along the Lake Ontario waterfront and is consistently ranked among the best places to live in Canada. The city appeals to families and professionals looking for a quieter suburban feel with excellent schools, waterfront trails, and easy access to the QEW and GO Transit for commuting to Toronto or Hamilton. Rental options include newer condo apartments near the downtown core and Burlington GO station, as well as townhomes and single-family rentals in established neighbourhoods like Aldershot, Tyandaga, and Brant Hills. Burlington’s rental market runs higher than Hamilton — the average rent is approximately $2,085 per month, with one-bedroom apartments starting around $1,650 and two-bedroom units reaching up to $2,900 depending on location and building age.

Niagara Region

The Niagara Region — including St. Catharines, Niagara Falls, and Welland — offers some of the most affordable rental options in Southern Ontario. St. Catharines is the region’s largest city and a popular choice for students attending Brock University, with average one-bedroom rents around $1,600 to $1,700 per month. Niagara Falls rents are slightly higher, with one-bedroom units averaging approximately $1,680 and two-bedrooms around $1,900. The region’s lower cost of living, combined with proximity to the U.S. border, wine country, and growing employment in tourism and healthcare, makes it an attractive option for renters looking for more space at a lower price point than Hamilton or the GTA. Found Spaces manages rental properties throughout the Niagara Region with the same professional standards and tenant support as our Hamilton operations.

Kitchener has emerged as one of Ontario’s fastest-growing tech and innovation hubs, anchored by the University of Waterloo and Wilfrid Laurier University and connected by the ION light rail system. The city offers a mix of downtown apartments in the revitalized core, student-oriented housing near the universities, and family rentals in suburban neighbourhoods. The median rent across all property types in Kitchener is approximately $1,895 per month, with one-bedroom apartments averaging around $1,720 to $1,820. Kitchener’s central location — roughly an hour from Toronto and 45 minutes from Hamilton — makes it a strong option for remote workers and commuters. Found Spaces’ Kitchener properties are professionally managed with the same tenant portal, maintenance support, and application process as all of our service areas.

One-bedroom apartments typically range from $1,600 to $1,900, and two-bedroom units from $1,800 to $2,200 depending on neighbourhood and amenities. Many of our listings are pet-friendly, and each listing clearly states whether pets are permitted and any specific conditions that apply. In Ontario, landlords cannot include a blanket “no pets” clause in a standard lease — however, certain condominiums and buildings may have their own pet restrictions. If you have a pet, let us know when you apply and we’ll help match you with a suitable property.

You’ll need to provide government-issued photo ID, proof of income (recent pay stubs or an employment letter), and consent for a credit and background check. We may also ask for references from previous landlords. In Ontario, landlords cannot require your Social Insurance Number to process an application, and Found Spaces will never ask you for banking passwords or sensitive personal information beyond what’s needed to verify your tenancy eligibility.

Most applications are reviewed within 24 to 48 hours. Once approved, you’ll sign your lease, provide your first and last month’s rent deposit, and receive your move-in details. The entire process from application to lease signing can typically be completed within a few days, depending on how quickly you provide the required documentation.

Yes. You can book either a virtual tour or an in-person showing directly through our portal. We offer flexible scheduling to accommodate your availability, including evenings and weekends where possible. Virtual tours allow you to walk through the property from your phone or computer before deciding whether to visit in person.

Every Found Spaces tenant gets access to an online tenant portal where you can pay rent, submit maintenance requests, and communicate with your property management team. You also have access to 24/7 emergency maintenance support — if something urgent breaks overnight, you contact us, not your landlord directly. Non-urgent maintenance requests are tracked from submission to completion through the portal.

Yes. We manage several properties in Westdale and the surrounding neighbourhoods that are within walking distance of McMaster University. These are popular with both undergraduate and graduate students. You can filter our listings by location to find student-friendly options. We also offer our free Money Machine financial literacy course, which is especially useful for students learning to manage budgets and build credit for the first time. We also recommend all tenants carry tenant insurance to protect their belongings.

Money Machine is a free seven-module course available to all Found Spaces tenants. It covers budgeting, credit building, debt management, saving strategies, and long-term financial planning. Found Spaces is the only property management company in Southern Ontario that offers a financial education program to its tenants. The course is self-paced and available online — you can enrol at any time through your tenant portal or at learn.foundspaces.ca.

No. In Ontario, landlords can only increase rent once every 12 months, and must provide at least 90 days’ written notice using the proper Landlord and Tenant Board form. For 2026, the provincial rent increase guideline is 2.1%, which is the maximum increase for most rent-controlled units. However, units first occupied after November 15, 2018 are exempt from this guideline. Found Spaces ensures all rent increases comply with the Residential Tenancies Act.

When you rent through Found Spaces, every property is professionally managed by our team — meaning you get verified listings from vetted landlords, not anonymous posts from strangers. You also get 24/7 maintenance support, a secure tenant portal, a digital lease signing process, and access to our Money Machine financial literacy course and Chexy rent rewards program. On aggregator sites, there’s no accountability if something goes wrong after you move in. With Found Spaces, there’s a dedicated team behind every property
