What documents do I need to apply for a rental?
You’ll need to provide government-issued photo ID, proof of income (recent pay stubs or an employment letter), and consent for a credit and background check. We may also ask for references from previous landlords. In Ontario, landlords cannot require your Social Insurance Number to process an application, and Found Spaces will never ask you for banking passwords or sensitive personal information beyond what’s needed to verify your tenancy eligibility.
How long does the application process take?
Most applications are reviewed within 24 to 48 hours. Once approved, you’ll sign your lease, provide your first and last month’s rent deposit, and receive your move-in details. The entire process from application to lease signing can typically be completed within a few days, depending on how quickly you provide the required documentation.
Can I tour a property before applying?
Yes. You can book either a virtual tour or an in-person showing directly through our portal. We offer flexible scheduling to accommodate your availability, including evenings and weekends where possible. Virtual tours allow you to walk through the property from your phone or computer before deciding whether to visit in person.
What happens after I move in? What support do I get as a tenant?
Every Found Spaces tenant gets access to an online tenant portal where you can pay rent, submit maintenance requests, and communicate with your property management team. You also have access to 24/7 emergency maintenance support — if something urgent breaks overnight, you contact us, not your landlord directly. Non-urgent maintenance requests are tracked from submission to completion through the portal.
Does Found Spaces offer rentals near McMaster University?
Yes. We manage several properties in Westdale and the surrounding neighbourhoods that are within walking distance of McMaster University. These are popular with both undergraduate and graduate students. You can filter our listings by location to find student-friendly options. What is the Money Machine financial literacy course?
Money Machine is a free seven-module course available to all Found Spaces tenants. It covers budgeting, credit building, debt management, saving strategies, and long-term financial planning. Found Spaces is the only property management company in Southern Ontario that offers a financial education program to its tenants. The course is self-paced and available online — you can enrol at any time through your tenant portal or at learn.foundspaces.ca.
Can my landlord raise my rent whenever they want?
No. In Ontario, landlords can only increase rent once every 12 months, and must provide at least 90 days’ written notice using the proper Landlord and Tenant Board form. For 2026, the provincial rent increase guideline is 2.1%, which is the maximum increase for most rent-controlled units. However, units first occupied after November 15, 2018 are exempt from this guideline. Found Spaces ensures all rent increases comply with the Residential Tenancies Act.
