Found Spaces Property Management Inc. is a residential property management company headquartered at 472 Beach Road in Hamilton, Ontario. Founded in 2017 by Kate Mackay, we manage over 650 rental units across Hamilton, Burlington, Kitchener, St. Catharines, and Halifax.
We handle tenant placement, rent collection, maintenance coordination, financial reporting, and full compliance with Ontario's Landlord and Tenant Board. Landlords get a team that answers the phone, responds to issues fast, and treats their property like their own.

Our story
Found Spaces was founded by Kate Mackay, a real estate investor who experienced firsthand how hard it was to find property management she could truly trust. After facing the stress, inconsistency, and lack of care that so many owners know too well, she decided to build the kind of company she wished existed.
What started as a solution for her own properties grew into a full-service company rooted in accountability, strong systems, and genuine care for both owners and residents.
Built from real experience and a deep understanding of what it takes to protect and grow an investment, Found Spaces exists to create better outcomes, stronger communities, and thriving futures for everyone involved.

2017
Founded in Hamilton, Ontario. Kate starts managing her own rental properties and takes on a small number of clients who want the same hands-on approach.
2019
Expanded to Burlington and the Niagara Region. Built out the in-house maintenance team and launched the online owner and tenant portals.
2021
Launched the Money Machine program, a tenant financial literacy course that helps renters build credit and work toward homeownership. The first of its kind from a property management company in Southern Ontario.
2023
Reached 500+ managed units. Added Kitchener and Halifax to the service area. Won Diamond Winner in The Hamilton Spectator Readers' Choice Awards and Best Property Management Company from CommunityVotes Hamilton.
2025
Surpassed 650 managed units. Introduced the rent guarantee program covering up to $60,000 in lost rent. Continued investing in technology and systems to make property management more efficient for landlords and tenants.

24/7 emergency support with an in-house team and vetted contractors. Every repair is documented with photos, costs, and notes in your owner portal.
Legal compliance
Full compliance with Ontario's RTA. We prepare N4 notices, file LTB applications, and attend tribunal hearings on your behalf.
Financial reporting
Monthly statements, quarterly performance reviews, and annual tax summaries. All accessible on demand through your secure owner portal.
Rent guarantee
Our rent guarantee program covers up to $60,000 in lost rent if a tenant defaults. Available for qualifying properties screened through the Acceler8 process.
Proactive, not reactive
We conduct regular property inspections, address maintenance issues before they become expensive repairs, and keep tenants accountable to their lease terms. You get monthly statements and direct access to your property manager through our online portal.
Owning rental property in Ontario comes with real challenges: changing LTB regulations, rising maintenance costs, and the risk of difficult tenants. We take those off your plate.
